MODULAR HOMES

1. What is a modular home?

A “modular” or “systems-built” home is a home that is built off-site and transported to your home site and set on a permanent foundation.

2. Is a modular home the same as a manufactured home?

NO! A manufactured home is built on a steel frame with wheels. The home is hauled to its site, placed on blocks or a foundation and the wheels are then removed. A manufactured home is not considered “real property”, is not insured or appraised in the same manner as a modular or stick-built home and comes with a title, much the same as a car or truck. Manufactured homes usually depreciate in value over time, unlike stick-built and modular homes which generally appreciate in value and are considered good investments. Manufactured homes are often referred to as “trailer homes” or “double- wides”.

3. How do modular homes compare to stick-built homes?

Modular homes are stick-built but in a controlled environment. Each home is built stronger than traditional stick-built homes with framing always square and plumb and the interior never exposed to the elements.

4. Why should I buy a modular home?
Four reasons: Price, Quality, Speed of construction, and Warranty.
Modular home construction is quickly becoming the choice for quality and cost conscious home buyers. Start comparing pricing and you will see that a modular home gives you cost savings without sacrificing quality. Part of the savings is due to the speed of construction reducing the cost of construction loan interest.
Our All-American Homes come with a third party 10-year structural warranty. Specific products such as foundation, windows, shingles and others often carry additional and separate warranties from the manufacturer. Contact Rooff Development for specific information on our warranty program.

5. Is the warranty transferable when the home is sold?

The All-American Homes’ warranty is transferable to new owners as long as the home has not been moved from its original foundation.

INTERIOR

1. Can I select my ceiling and wall finishes?
Yes. You have a choice of orange peel (resembles the skin of an orange) or knockdown (texture) wall finishes. Ceilings are generally knockdown texture, but this is your choice.

2 Can I have ceiling fans in specific rooms?
Yes. Electrical (ceiling fixtures) are standard in living room, dining room, kitchen and bedrooms. You have the option of using fixtures that come with the house or purchasing ceiling fans and we can have the installation included in the cost of the home.

3. Are there Computer and TV jacks wired into walls?
Yes. Four (4) come with the home.

4. Are exterior doors energy efficient?
Yes. Our homes come with steel entry doors.

5. Are interior solid core wood doors available?
Yes. That is an option.


KITCHEN and BATH

1. Are appliances furnished in your modular homes?

The microwave range hood is roughed-in and vented. The cook-top vent is included. You have a choice of purchasing your own appliances (dishwasher, oven/stove, microwave, refrigerator, garbage disposal) or having us include these in the cost of your new home.

2. Do you provide cabinets in the kitchen and bath in the purchase of the home?

Yes. We have a variety of cabinet styles and colors. For the kitchen you can even purchase an island to match the cabinets or add additional cabinets for additional cupboard space.

3. Do you include crown molding in the kitchen/dining room area?

No, but it is an option. We can add this in the cost of the home or you can purchase at a later time.

4. What kind of options do you offer for kitchen and bathroom counter tops and flooring?

The home comes standard with basic laminate counter tops and flooring but you do have the option of purchasing whatever you would like: granite, high-definition laminate, etc. You also have options when you choose the flooring: vinyl, ceramic tile, wood laminate, hardwood, etc.

5. What is included in a typical bathroom?

Bathrooms are furnished with the fiberglass tub/shower combination or fiberglass shower unit; vanity cabinet, top and faucet; toilet; towel bars; mirror; lighting; venting; and an adjustable/water saver shower head. Tiled showers are also available.


BASEMENT

1. What is included in the basement?

Typically, we install a 4 x 4 Egress window with insulated Low-E glass. We also include a climb ladder for a basement window escape. The basement is also wired for lights and two outlets. You have the option of purchasing the installation of more outlets in the basement. Also included in the basement is a “stub-in” for a future bathroom installation.

OUTSIDE and GARAGE

1. What is provided on the outside of the house?

Homes come with gutters/downspouts, outside garage and exit lights, side walk to front of house, driveway, entry steps, an outside electrical outlet on switch inside home and more. Also included are two water spigots; one in the front and one in the back of the home.

2. Does the garage have lighting inside?

Yes. The garage also includes an automatic garage door opener and 2 remotes.

3. If I want to build a deck, what kind of door is provided?

You have the option of a standard door, patio slider, or French door.

YARD

1. Is there any landscaping included in the yard of a Rooff Development home?

We typically hydro-seed the yard, but other landscaping options are available to you

MISCELLANEOUS

1. Do I have any options for changing the basic plan of my home?

Yes. We can typically add and remove things or change the layouts in most of our floor plans. All plans can be reversed.
